Boiler corrosion concerns.

Back in 2007-8, during the 'loan crisis', I'd see hydronic cast iron sectional boilers that 'sat' with no pilot/heat for many months literally rust-themselves-apart and leak at the sections due to sitting cold in summer and sweating (with water in them).... In-use boilers, especially those that double as DHW heat-source tend to 'make it' very well.. .just a thought.. .

Year 30 (Inspection), Year 56 (Music!)

I was 'hard at it' from 1969-1984..let's put it this way, the "The Cars' manager was my manager--twice! (Not all his projects took off!). Then 'life/marriage/kid/career' intervened. I started getting back in the music around 2002 or so.... It's been a great thing.. I started foolin' around with music in 1958. Home inspection saved me though (besides the 'Man upstairs') !

Worn limestone exterior

It sounds like the limestone might be experiencing general weathering or chemical deterioration rather than just pollution-related damage, especially since it’s affecting areas above street level too. Factors like freeze-thaw cycles, acid rain, or even the original stone quality and mortar can contribute to spalling over time. A good first step would be to have a professional stone conservator or structural engineer inspect the facade to determine the exact cause. They can advise whether cleaning, repointing, or applying a protective treatment is appropriate. Avoid aggressive cleaning or sealants before understanding the issue, because that can sometimes make spalling worse.

Year 30 (Inspection), Year 56 (Music!)

I gave it a listen. Good stuff. I know how much time that takes, my boy is a musician. He's heading out today for a music festival in Syracuse where he will be the sound engineer and also DJ a set of his own electronic music, one of many projects he has. He's been struggling for a week to get his setlist in order, his gear together, and his projects at the day job caught up enough to disappear for 3 days.

Worn limestone exterior

If it's cast stone, there are many products available for consolidating, repair and protection that certainly can't be used with limestone. One of the Preservation Briefs deals exclusively with cast stone. There's some info about spalling/erosion/deterioration and repair methods that might be useful here.

Worn limestone exterior

It could be cast stone. I don't know how to tell the difference. Would repair or maintenance be different? And what should be done about this. Thanks, Bill.

Worn limestone exterior

The more I look at the other photos, the same thing is happening at the limestone facing even up at the roof line.

Streaks on brick wall evaluation

How should I evaluate the streaking beneath the south windows of this bldg. and then beneath the through-wall flashing?

Worn limestone exterior

I am wondering what advice I can give on the exterior limestone of this 17 year old building which is noticeably wearing away (spalling?). I’m not sure of the cause. Traffic pollution? The wearing away is not just confined to the lower areas.

Boiler corrosion concerns.

It's not unusual for a steam boiler to fail very, very early. You usually don't see a leak with a boiler —running hot or standing cold. You would have to manually flood the boiler to find a leak. Many leaks are first detected when steam turns to vapor emitting from the chimney flue. I try to run the heck out of steam boilers, while going outside a few times to see the top of the chimney. I've found many failures and one of them was only 8 years old. Almost all of the newer boilers failing is mostly due to the near-boiler piping being incorrectly installed. The piping has to be specifically configured to compensate for being so much smaller than the old steamers. See: https://ift.tt/amBdrQx Yes, the boiler needs to be checked out for possible failure. It could be helpful if you can show us a pic of the piping.

Boiler corrosion concerns.

This is the underside of a cast iron steam boiler. The iron is corroded and rusting. The boiler was shut down for summer. Should this be evaluated further with the boiler running, or not so important? Peerless year 2012.
